After a fantastic 2018 Anthony James decided to celebrate Christmas by inviting our clients out for an all-expenses-paid comedy night on Thursday 13th December. 

The event was a 'Comedy Bingo' night run by Big Comedy UKs Brendan Riley, hosted at Southport Football Club in aid of the Vital Signs Foundation. Southport FCs newly refurbished supporters bar looked fantastic, a delicious hot-pot supper was enjoyed and both drinks and laughter flowed! Overall, a wonderful evening was had by all and it was a great opportunity to thank our clients for their support this year.

VSF provide FREE heart screening events for the reduction of Sudden Cardiac Arrest in young people aged 16-35. The first symptom of an undetected heart problem is usually death, as an average of 12 fit and healthy young people die each week. VSF offers simple screening to help diagnose undetected heart conditions and ultimately save lives.

Anthony James have raised a fantastic £570 for Children in Need 2018, bringing their total raised to over £2000. The team put their dignity aside and dressed in Pajamas and Pudsey T-Shirts to sell cakes and sweet treats in our Southport Town Centre Office and around the Town Centre, as well as running an online campaign. We were thrilled to see many of our clients and contractors get involved with generous donations aswell as our friends and family making it a true 'AJ Team' effort. Big thanks to everyone that donated!!

Anthony James Estate Agents have won The British Property Awards for Southport. Their team performed outstandingly throughout the extensive judging period, which focused on customer service levels. Anthony James Estate Agents have now been shortlisted for a number of national awards which will be announced early next year.

The British Property Awards provide agents throughout the UK with an invaluable opportunity to compare the service that they provide against the service provided by their local, regional and national competition.

Agents who go that extra mile and provide outstanding levels of customer service are rewarded with the accolade, which acts as a beacon to highlight these attributes to their local marketplace. 

About the British Property Awards

The British Property Awards are one of the most inclusive estate agency awards providers as they do not charge to enter. This has enabled their award to be structured in a manner that ensures maximum participation, on average judging over 90% of agents that meet their minimum criteria on a local level.

The team personally mystery shop every estate agent against a set of 25 criteria to obtain a balanced overview of their customer service levels. The judging criteria is both comprehensive and detailed exploring different mediums, scenarios and time periods to ensure that agents have been rigorously and fairly judged. 

Rober McLean from The British Property Awards said 'Our awards have been specifically designed to be attainable to all agents, removing common barriers to entry, such as cost, to ensure that we have the most inclusive awards.  Our award has also been designed to remove and opportunity for bias or manipulation. If an agent has been attributed with one of our awards, it is simply down to the fantastic customer service levels that they have demonstrated across a prolonged period of time. Winning agents should be proud that their customer service levels provide a benchmark for their local, regional and national competition. 

Our very own Mark Cunningham stood up for Community Link Foundation last Sunday at Southport Comedy Festival's final event- The Community Link Foundation Comedy Workshop Showcase.

The showcase takes 10 ordinary individuals and gives them 6 weeks to learn the art of stand up comedy before performing in front of 250 people with the goal of raising money for local charity, Community Link Foundation.

After a gruelling 6 weeks of workshops and training Mark nervously joined his fellow performers at the Ramada Plaza Southport to perform to a sell-out crowd. His nerves proved unnecessary as his set went down fantastically with lots of laughter from the crowd and most importantly his bravery was rewarded with a fantastic sum raised for the charity.

New licensing criteria that could impact you as a landlord.

Mandatory licensing criteria regarding Houses in Multiple Occupation (HMOs) comes into effect across all local authorities in England on 01 October 2018 and there is also new Selective Licensing affecting some, but not all local authorities.

There are three key changes across all local authorities:

New Mandatory Houses in Multiple Occupation Licensing Criteria
Any property occupied by five (or more people) forming two (or more) households who also share facilities such as the kitchen or bathroom, regardless of the number of storeys is now subject to the new HMO licensing criteria.
E.g. the former HMO licence only applied to properties of three or more storeys and now the licence would apply to a family of four living with a friend in a bungalow.
A household is either a single person or members of the same family who live together.
A family includes people who are:
- married or living together - including people in same sex relationships
- relatives or half - relatives, for example grandparents, aunts, uncles, siblings
- step parents and step children
Minimum room size for sleeping
National minimum room sizes for sleeping will be introduced:
Minimum 4.64 square metres – one person under 10 years
Minimum 6.51 square metres – one person over 10 years
Minimum 10.22 square metres – two people over 10 years
Any room where the ceiling height is less than 1.5 metres cannot be used towards any minimum room size
Waste/Refuse disposal in accordance with the relevant local authority scheme
Included in the new HMO Licensing criteria will be the requirement to comply with whatever the relevant local authority's scheme is for the storage space provided for and/or the disposal of any domestic refuse.

What if I have a local authority selective licence already?

If you have a current selective licence, and the size of the tenancy group - five (or more) people forming two (or more) households does mean your property would be included in the new HMO legislation, you will need to contact your local authority and discuss your options such as a variation of your existing licence to meet the new HMO regulations. 

What happens if I do not apply by 01 October 2018 and my property falls into the new Mandatory HMO criteria?

All offences are open to a fine of up to £30,000.

You will not be exposed to any of these penalties if you contact your local authority and access the licensing section of their website and start your application process. A number of local authorities have an interactive website where you can enter your address and postcode to check if you are in a selective licensing area.
